-Upload your old lead data and your phone data

-On the first available holiday, text your old lead data announcing your name and who you are with within your holiday message to "warm them up". Put these leads on a 4-6 Holiday per year schedule (plus birthdays if you have that info). You don't need to "sell" old leads, you just need to be in their minds as an option when the timing is right.

-Reach out to everyone in your phone letting them know what you are doing and asking for your contacts to keep you in mind if they know anyone looking to refinance a home.

-Create a list of real estate agents. Text them for meetings, add them to a holiday schedule and text them when new products come out that they should know about.

-Use Texting Base as a differentiator when marketing real estate agents for their referral business. -When you have a purchase loan file, add all borrowers to a group with the real estate agent and text them all stips (faster response and the agent will love you).

-If you speak at events, use TB to help organize your event.

-Create a group for customers (loans you have closed). Send anniversary texts out, birthday texts and highly personalized group texts for all major events. Once a year, ask for referrals in one of the messages.

The net result will be more referrals, more repeat business, less "lose business" (business where people you know never gave you a shot because "they forgot" you were in the loan business), and a lot more loans closed.
